			<content:encoded><![CDATA[<p>However good your tradesmen are as  project manager you have to near enough watch over their shoulder! Popped onto site to day to find the brickie, who thought he was about to go home, had bricked up an opening too large. It was only 160mm out but with an eye for dimensions I spotted it! Although an error made, the brickie is a good guy who accepted the error and corrected, no problems. A visit by me 1 hour later and this would have been trouble as the security doors specified would not have fitted! All is good at Project Troy!</p>

			<content:encoded><![CDATA[<p>Typical to a renovation, when a wall gets pulled down the measurements do not correspond to the drawings. This, and finding out that the fridge required an unusually large air space either side (otherwise warranty void) meant that the design just did not fit into the space! This also affected the window and the sink as now none fitted in. Following a manic 24hrs, and the builder hassling me for a measurement to build a wall, I managed to source a reasonably identical fridge/freezer that the client was happy with. Phew! Client happy (fridge was cheaper than original) Joiner happy and myself relieved!</p>

Acro props are in supporting the beams required to hold the roof up whilst the load bearing walls are removed at the end of the week. Exciting but oh so dusty!</p>

			<content:encoded><![CDATA[<p>Well done (at last) to the building surveyor who kept to his word and got all required documents &#8216;Certified&#8217; on time. All documents are now in council and we have up to a 10 working day wait for the permit to be permitted! Although, during this time work doesn&#8217;t stop! All ordering gets done at this stage of doors, cabinetry, timber flooring etc. The builder is also busy preparing materials &amp; trades for the demolition/structural work.</p>

The Building Surveyor only got back to me today with just a proposal for the cost of the works!! Just a proposal! The work has not even been done yet!! So, do I chance and go with someone else who has given me a weeks lead time, or, trust his latest word that he will complete in next 3 days?&#8230;&#8230;&#8230;going to have a think about this one! In the mean time, water corp application approved, indemnity insurance gained, energy efficiency sheet being completed as we speak, so really are ready to get going&#8230;..if it wasn&#8217;t for this Building Engineer&#8230;&#8230;</p>

			<content:encoded><![CDATA[<p>I sometimes do have a little moan about customer service here in WA and I&#8217;m going to have a little one now. We engaged a &#8216;Building Surveyor&#8217;  9 days ago to &#8216;Certify&#8217; Project Troy&#8217;s building plans prior to submitting for a Building Permit (as per new council systems) This is to speed up the council process and gives council 10 days to approve a certified application rather than 25 days for an un certified. I was promised it would be done in 2 days and 9 days later still waiting! I have chased 3 times, apologised to and assured it will be done over the weekend. If there is one thing that irritates me more than bad customer service its not keeping to your word. So Project Troy is on hold hopefully just until Monday morning! Rant over&#8230;..</p>

			<content:encoded><![CDATA[<p>As from 2 weeks ago the council have changed their procedures apparantly to make building approvals (now known as building permits) quicker. This involves getting the same documents &#8216;certified&#8217; by a building surveyor prior to submitting to council, giving the council 10 days in which to approve/not approve. We have had mixed opinions from the building surveyors themselves as to whether this will speed up the process. So, in relation to Project Troy, we are just getting a few documents together for the building surveyor to submit next week.</p>

Project Troy is a medium size renovation, opening up internally a rear end of a Californian Style Bungalow home in Perth for a young family of 4. The project has just reached the end of the design stage so all drawings, engineering, addenda&#8217;s and schedules are complete. The next step is a building permit&#8230;&#8230;</p>
